Walkthrough And Scope

We walk the property with the manager or a board member, document conditions, and separate what needs doing now from what can wait a budget cycle.

A Proposal For The Board

Written for a group rather than an individual: itemized, with alternates priced separately so the board can approve a scope rather than a total.

Notice And Scheduling

Once approved, we agree the phasing and the notice period with you, and get resident communication out before anything arrives on site.

Phased Execution

Work proceeds section by section with the site left secure each night, and a standing update to the manager so nobody has to ask where things stand.

Walkthrough And Handover

A final walk with the board or manager, punch items closed out, and the documentation package handed over for the association records.

A board should never learn about a problem on their property from a resident complaint.

What kinds of work do you take on for associations?

Siding, windows and doors, concrete walkways, curbs and parking areas, decks and railings, drainage and excavation, and interior work in common areas and individual units.

Will you attend a board meeting?

Yes. We would rather answer questions in the room than have a proposal misread in our absence, and we can attend in person or remotely for the vote.

How do you handle resident complaints during a project?

They come to us, not to the board. We give the property manager a direct line and we respond the same day, so the association is not fielding calls it cannot answer.

Can you phase work across budget years?

Regularly. We can scope a multi-year sequence with each phase priced separately, which makes it far easier to align with a reserve study and an annual budget.

Are you insured for multifamily work?

How do you keep finishes matching across phases?

Colours, profiles and manufacturers are documented at the start and held for the whole project. Where a product is discontinued mid-sequence we bring it to the board rather than substituting quietly.
